A villa in a project, focused on staying in
The villa sits in the area opposite Ban Amphoe Beach–Wat Yan, about 4.3 kilometres from the sea, so it isn't a walk-to-the-beach villa but a project villa made for full-on fun indoors. Roi Kan Wat Yan restaurant is about 260 metres away and a convenience store about 319 metres.
With room for up to 14 guests, it's ideal for trips with groups of friends and larger families.
A large pool with a slide
The swimming pool measures 3 × 7 metres and is 1.5 metres deep, with a slide for the kids to enjoy. The villa provides 3 children's life jackets but no adult life jackets.
There are 2 bedrooms right by the pool for easy access to the water.
Three bedrooms by the pool
The villa has 3 bedrooms and 4 bathrooms. Bedroom 1 has a 5-foot bed and a 3.5-foot bunk bed, while bedrooms 2 and 3 each have two 5-foot beds. Every room has an en-suite bathroom and a water heater.
The 2 poolside bedrooms are on the left-hand side, with amenities such as a hair dryer, towels, shampoo, soap, and rubbish bags.
Karaoke and noise
The common area has a YouTube karaoke room with a smart TV, and the kitchen has a 130-litre ice bucket that holds about 6 to 7 bags.
On noise: this is a pool villa project, so noise isn't an issue, but after 23:00 we recommend turning it down. Indoors you can play sound all night. Children under 7 stay free for 3 guests.

- Only small breeds are allowed. Dogs and cats 300–500 baht per night; please let us know the type of pet.

- If you'd rather not wash dishes or clean up, cleaning and dishwashing fees are 500–1,000 baht.
- For stays over 2 nights, housekeeping collects rubbish every other day and changes towels and bed linen every 2 nights.
- Minibuses can park in the village lot, while larger buses park at the lot in front of Wat Yan.
