SUN HOUSE (Bang Saray) splits its bedrooms across two buildings: Building E with four rooms and Building D with two. Every room has an en-suite bathroom, and the house takes groups of 12–15 guests, 600 meters from the sea. The house has detailed rules on noise, guest numbers and pool care, so whoever books should read all the notes before deciding.

Rooms split by building
Building E has Bedrooms 1 to 4, each with one 6-foot bed and an en-suite bathroom. Building D has Bedroom 5 with two 3-foot beds and Bedroom 6 with one 6-foot bed, both also with en-suite bathrooms. The twin room in Building D suits friends who'd rather not share a bed.
Every room has air conditioning, a hair dryer, a water heater, towels, soap and shampoo. An iron is available, but breakfast and other drinks are not provided.
A 39-square-meter pool and a fully stocked kitchen
The pool area is 39 square meters and 1.20 meters deep. You must wear swimwear and rinse off every time before entering the pool. Pool floats are provided; if you don't want them, let the staff know at check-in and they'll put them away.
The kitchen has plates, spoons, forks, wine glasses, drinking glasses, a water jug, cups, a rice cooker, a microwave, a mortar and pestle, a hot water flask, an ice bucket and a toaster. Guests who check in via Facebook or Instagram get 2 bags each of ice and barbecue charcoal free.
Noise and guest-number rules
Loud noise outside the house is allowed until 22.00. If you want to keep going, you must move indoors and close the doors and windows. Bringing your own speakers is not allowed, and car stereos may not be played outside the house.
You may not stay with more guests than stated in your booking. To add people, notify the house before check-in day, and outside visitors who come to visit or use the pool are counted as extra guests. There is parking for 3 cars, and pets are welcome at 500 baht each per night.

Good to know before you stay
- Foreign guests are not accepted
- The house does not accommodate video requests under any circumstances
- Breakfast and other drinks are not provided
- Guests over the stated number must pay the extra fee together with the house rate (set by the house)
- Staying with more guests than stated in the booking is strictly prohibited. If you want to add guests beyond the stated number, please notify the house before check-in day. The extra charge is 500 baht per person (with an extra bed), and this amount is deducted from the damage deposit.
- Outside visitors who come to visit, take part in activities, eat or use the pool are charged the extra-guest rate of 500 baht per person (deducted from the damage deposit)
- Check-in is at 15.00. Early check-in is not possible, and no luggage or belongings can be left before check-in time, as the previous guests are still staying.
- Overstaying the set time incurs an hourly fine, starting at 1,000 baht per hour
- On check-out day, please wash the dishes and clean all the kitchenware before 11.00. If left undone, there is a 500 baht dishwashing and kitchenware cleaning charge.
- If equipment is not returned in full, or kitchenware, plates, bowls or glasses are damaged, broken or ruined, a reasonable fine based on the actual price applies
- Stained, damaged or missing mattresses and beds carry a fine starting at 5,000 baht
- Damaged, missing or stained hair towels and bath towels are fined 300–500 baht each
- Menstrual stains, vomit, urine or feces on bed sheets, duvets, duvet covers or mattress protectors are fined 1,000–3,000 baht per item
- Burst, damaged or ruined pool floats are fined by size: small (worn around the waist) 500 baht, medium (seats 1 person) 1,700 baht, large (seats 2-3 people) 2,500 baht
- At houses with a slide, swimwear with hard zippers or buttons (such as jeans zippers) is not allowed because it damages the slide (only soft zippers are allowed, such as Ripcurl or Roxy swimwear)
- Dirtying the pool water, relieving yourself, pouring in foreign substances or vomiting into the pool so that the water changes color is fined 1,500–2,000 baht
- If the pool is damaged so that it cannot be used normally and this affects the next guests, the damage charge is 5,000 baht in all cases
- No smoking inside the house. If the housekeeper finds a violation, there is a 5,000 baht curtain-cleaning charge (smoking is allowed outside the house)
- Please dispose of cigarette butts only in the ashtrays provided. Butts or cigarette debris found outside the ashtrays, such as on the floor, lawn, under trees or in plant pots, are fined 100 baht per spot (1 cigarette = 100 baht)
- Making loud noise outside the house after 22:00 may cause problems with neighbors and lead to a police complaint for disturbance. The owner and staff will not be responsible for any fines and will not mediate with the police in any case.
- Do not move the house's speakers, do not bring your own speakers or sound amplification equipment of any kind, and car stereos must never be played outside the house
- Gambling and drugs of any kind are not permitted in the house. If there are leads or complaints, the owner will gladly cooperate with the police in making arrests. Offenders are liable under the law, and the project owner will not be responsible in any case.
- Any damage to items or furniture in the house is charged at actual cost; the housekeeper will check with the project owner and assess on site
- Please keep your belongings and valuables with you at all times. The house reserves the right not to be responsible for guests' property in any case of unforeseen incidents or theft.
- If anyone posts on social media with the deliberate intent of damaging the house's reputation, the owner will take legal action under the Computer Crime Act
