Hotel-style rooms with all the essentials

There are 19 rooms (up to 25 rooms can be opened), each 30 square meters with a 6-foot single bed, an en-suite bathroom and a balcony, and there's a lift. The property sleeps 38 guests.

Each room has slippers, bathrobes, bath towels and face towels for 2 guests, plus body wash, soap, shampoo, a hair dryer, shower caps, a digital TV, and free tea, coffee and drinking water. Chilled drinks are charged according to the listed menu.

If you need extra sleeping space, there's an extra bed at 500 baht per night or an extra (natural latex) mattress at 300 baht per night, neither of which includes breakfast. Breakfast can be ordered for 160 baht per person.

No kitchen, but plenty of meal services

The property has no kitchen equipment for guests; the kitchen is for staff only. Ordering food is recommended, and breakfast is not included.

A dinner buffet starts at 650 baht per person (minimum 20 guests), excluding seafood, barbecue and drinks. It must be ordered 3–7 days in advance and paid in full before check-in.

The barbecue service includes a grill, 5 bags of charcoal, seafood dipping sauce and staff, starting at 3,500 baht for 15–20 kg. Barbecuing is allowed until 21:00. If you bring your own seafood, the service starts at 3,000 baht (grill, charcoal, and staff to grill and clean up). If you order seafood from the hotel, the service starts at 1,500 baht (grill, charcoal, staff to grill and clean up, and dipping sauce).

A cooking service (open kitchen), with staff handling prep and cleanup, starts at 2,000 baht per session for Thai food only, excluding ingredients and seasonings. A chef cooking dishes other than grilled food starts at 1,800 baht, excluding seasonings.

A 5 × 10 meter pool, karaoke and noise hours

The pool is 5 × 10 meters and 1.5 meters deep, with pool floats for water activities, an activity area and ice buckets. Poolside parties can be loud until 22:00, and noise is allowed at any time inside the building.

A karaoke set costs 5,000 baht for 4 hours, with additional hours at 1,500 baht per hour. It's set up by the pool from 18:00–22:00 and moves indoors after 22:00. Loud activities, such as music in the lobby, are allowed until 03:00 when held indoors, from 18:00–03:00.

No speakers of any kind may be brought in without notice. Outside music, DJs or catering are charged 5,000 baht per item (6 hours).

Outside guests, drinks and house rules

For parties that bring in attendees from outside, it's 500 baht per person (the space holds no more than 60 guests in total). The fee for bringing in drinks is 1,000 baht per event for bottled drinks and 5,000 baht per item for draft beer or cocktails, except when draft beer, beer and drinks are ordered from the hotel.

Pets are not accepted, and pets may not be brought onto the property without prior notice; violations are fined 5,000 baht. No smoking inside the house; smoking on the property is fined 10,000 baht. Drugs and illegal items are prohibited under all circumstances, and anyone found with them will be asked to leave immediately.

Before booking, note that the property is currently not closed for private use, as 1 group of foreign guests is also staying there. The remaining balance must be paid in full 7 days before check-in. Postponing 10 days in advance is charged 50% of the deposit; postponing less than 10 days in advance is charged the full deposit. Cancellations are non-refundable under all circumstances.

Parking fits 20-plus cars, the parking area is covered by 25 CCTV cameras around the building, and there are security guards. Around the property, Split restaurant is about 40 meters away, 7-Eleven about 110 meters, and an ATM about 120 meters.
